The latest research from eXp India has found that 24.3% of all homes currently listed for sale across India include security features such as security guards, with Mumbai home to the highest concentration of secure homes.
The research by eXp India analysed current property listings across India, looking at the proportion of homes in each city that are advertised with security features. The research shows that 24.3% of all homes currently listed for sale across India include security features.
Mumbai ranks top, where 39.3% of homes currently for sale include security features. Pune follows at 38.3%, while Navi Mumbai ranks third at 38.1%. Delhi also sits above the national average at 29.4%, with Ahmedabad close behind at 25.5%.
The fact that Mumbai, Pune and Navi Mumbai are leading the way is significant because these are some of India’s largest and most internationally connected property markets, where buyers often place a particularly high value on safety, convenience and peace of mind.
Security features are often especially important for families, as well as for those relocating to India from overseas for the first time. While the presence of security does not suggest that other locations are unsafe, it does reflect the fact that secure living has become an increasingly desirable feature within the market. At the other end of the scale, Kanpur is home to the lowest proportion of homes with security features at 4.5%, followed by Nagpur at 8.9% and Indore at 10.7%.
President of eXp India, Sam Chopra, commented: “As India’s property market continues to modernise, buyers are placing increasing importance on the lifestyle and practical features that a home can offer, and security is now one of the most important.
This is particularly true in major cities such as Mumbai, Pune and Delhi, where a growing number of buyers, including those relocating from overseas, want the reassurance that comes with secure living. For families, international professionals and investors, these features can play a major role in the decision-making process.
At eXp India, having this type of local knowledge is extremely valuable because it allows us to guide both domestic and international buyers towards the areas and property types that best suit their needs.”
